Gross monthly income of all applicants must be equal to at least 3x's the monthly rent for the desired unit. Please note that failure to provide complete and accurate information on your application will result in delayed processing. This application, even if accepted, shall under no circumstances be considered a lease agreement between the Applicant and Landlord until the parties enter into a formal Lease Agreement and Applicant pays all required fees, deposits, and rent. Applicant acknowledges it is entirely possible that COG Management may receive multiple applications from unrelated individual applicants on the same property at approximately the same time. We will process all applications for consideration as to what we deem the best applicant, which may not necessarily be the first application received. In such cases, more than one applicant may be acceptable, however only one will eventually be approved. Since we represent the best interest of the rental property, we will accept the best application, which may not necessarily be the first application received. In order to evaluate the various applications it is necessary for COG Management to expend time and cost in credit reports, criminal reports, and other administrative cost. All application fees are non-refundable, but your application will be kept on file for 30 days.

In the event a record comes back "adjudication withheld" further documentation may be required and applicant may be denied on this basis. The average Experian VantageScore® 3.0 credit score of all applicants must be at least 600.

COG Management

No negative rental history or unpaid balance on a previous rental. Co-signer must have a gross monthly income equal to at least 5x's the monthly rent for the desired unit. Self employed applicants are required to produce upon request two years of signed tax returns or 1099's and three months bank statements. We reserve the right to require a higher security deposit and/or additional rent . You must provide a copy of your SS card, Photo ID, & Proof of income for the past 30 days. A valid checking account is required for monthly online rent payments.
